Lucretia moved to Houston in 1911 with her husband Manuel, an artist and art history professor, and their thirteen children. Lucretia began to purchase land and small houses throughout the Houston area. She then established Mendiola Real Estate in 1921.
During the 20s, 30s and 40s, she continued to purchase land, small houses and buildings for rent. Upon his return from World War II through the 60s, Joseph, the youngest of the 13 children, began to build and sell homes to returning veterans.
During the 1950s and 60s, Texas International Consultants, Incorporated (TICI) grew its business under several subsidiaries, including Mendiola Properties, the most prominent of the divisions.
In the 60s and 70s, the business continued to expand with Pamela taking an active role in buying, leasing and managing rental properties up until the death of Joseph. She also started to acquire other non-real estate businesses, which she operated through the late 90s. In 1978, TICI became the parent company for all of the subsidiaries and holdings.
